I just try to look at the bigger picture to be a successful investor, and financing is only one piece to the puzzle.

SaldanaI think you are missing a big piece of the puzzle..4 pieces you are missing in my opinion First of all.

If at all possible - I would love to use the 100k equity in this property as part of the equation.I feel like I have all of the puzzle pieces in front of me, I just don't know how to put them together yet....I would LOVE any other thoughts that you might have?

Once you figure those things out I think finding a property that meets your cashflow and ROI requirements is the final piece of the puzzle.

The other key part of the puzzle is the right systems in place to help you more easily manage the entire process.  

I’m currently having trouble with putting the pieces of the puzzle together.

I do not have an established relationship with a contractor I trust and this is the missing piece to my puzzle and if I really had to I could do the work myself, so I feel this will allow me to not feel pressured into making a bad decision. 

Yep, I understand this is only part of the puzzle, but it is the part of the puzzle that I don't know how to solve at this point.

I have personally seen this backfire when the real appraisal came in much much lower.So many missing pieces to this puzzles.
