Should I take the time and money and get my Real Estate Sales license here and do pure sales, or perhaps take on the nasty market of leases(that no one wants to touch.) and build a business out of leases through the MLS?

I definitely would have declined an application with that many tenants, but now they are accepting a rent increase which is pure profit on top of an already cash flowing property.

I would go with whichever one I found the better deal on first.In terms of vacancy a 4plex would be better for the economies of scale.Are you planning to house-hack or is this purely an investment?
