Should I take the time and money and get my Real Estate Sales license here and do pure sales, or perhaps take on the nasty market of leases(that no one wants to touch.) and build a business out of leases through the MLS?

BrokerDirectMLS is pure garbage. 

But if you are looking at it from a pure financial position, probably not. 

I definitely would have declined an application with that many tenants, but now they are accepting a rent increase which is pure profit on top of an already cash flowing property.

@Cassidy Burns Was the property a primary residence or purely investment? 

Hard to answer because for the most part, the properties are not bought using pure cash flow. 

I would go with whichever one I found the better deal on first.In terms of vacancy a 4plex would be better for the economies of scale.Are you planning to house-hack or is this purely an investment?

I feel it has worked out due to pure luck (appreciation wise), even though it has a neutral to slightly -ve cashflow.

I will continue to rent where I am now and this would end up being purely an investment property.
