I think my rent is now 10-15% below what they would rent it for if I were new off the street, and if my landlord were to raise it all in a year, it’d be a bit of a bitter pill to swallow and burn some good will; it would certainly send me at least looking for another place.$650 / $500 = 1.3For those 2 tenants, you’re wanting a 30% increase in what they pay in rent.$650 / $425 = 1.53For that one stable tenant, you want a 50+% increase in what they pay in rent.

Firstly at the end of the day it's the AHJ's (inspectors) call - however from my experience they usually rely on what are referred to 'prescriptive' methods for design (ie: IRC, span tables for joist sizing, tables that dictate minimum design requirements, etc) and if those prescriptive requirements do not meet an application, that's when often they will either require an engineer, or give some direction if they are comfortable.When using a sister to an existing framing member, the capacity of the new member should be evaluated but also how it is attached to the existing, as a shearing failure of the screws/lags can occur.

The Forums are not some 'magic pill' that solves problems, but it can be part of a balanced diet of real estate information :-)To me the biggest benefit of the Pro is unlimited use of the calculators ( I probably use 5-10 times a week at least).
