I'm just looking at some preliminary numbers at this point, and haven't actually done a walk-through yet. 

If I was a betting man, I would wager that most new note investors struggle more than they ever imagined with borrower communication.

I am preliminary looking at places.

We do not give the tenants any indication of what they will be responsible for during that preliminary walk-through, we just document the work to be done.  

You can do a preliminary check online, but if you actually are going forward, it'd be good to talk to them in person and get anything needed in writing before closing. 

Our biggest problem was reporting through the owner's portal the exact info we want and excluding info that we didn't want shown on a preliminary basis.
