My goal is to scale up over the next few years and add another 10-20 doors.I ran across someone that is saying they are building quadplexes in the same town in Texas as my current rentals there, so I have some support system there.High level this is the idea on the deal:4 units constructed as 2 duplexes on one parcel.1250sqf 3/2/1 units$650k sale price, CME is $820k according to builder, will have a independent CME done if/as I move forward.Rent per unit is $1750 based on the other quad in the developmentBest guess at this point is about $16k/year cash flow at a 9.5% cap rate.Builder is a sister company of a established company in a related industry that has done "some" builds before but not a lot.

Even after guests book and pay their message system blocks out e-mail addresses and phone numbers, so I'm left resorting to spelling out my phone number in odd ways to get around it.

For schools, Omaha has an excellent public school system and has multiple counties with nationally ranked high-schools.

Plus, they all push you into using their tenant application systems, which are equally frustrating. ...I could maybe forgive these issues if I got tons of leads from these sites, but I don't get many leads at all (especially considering the prominence of a site like Zillow).    ...all I want is a simple, streamlined, fast, easy to use site that produces lots of quality tenant applications, why is that so hard?   

I’ve also read Mexico is also currently building a new train system, scheduled to open in 2023 that links Cancun and Tulum (and other cities) as well as the new Tulum International Airport also scheduled to open in 2023 from what Ive read...so tourism to the area is expected to explode even more, which obviously from a rental investment perspective would be great...unless of course people are scared to go there.

These types of places typically don't use alot of technology or have great systems, making it easy from a management perspective to turn things around. 

Maybe one day I can sell this system, but right now is for my use and under testing.

They cashflow way better than a SFH.I create funnels for my clients all the time, I have them burn and churn the SFH and get some short term money coming in while we look for the good cash flowing 2 - 4 unit buildings to hold.Get a system, get a plan, create environments bubbling with opportunity.  

You must have good systems. 

If looking to scale flips and create systems around it to minimize your time and involvement, I'd highly recommend putting a team in place that can handle the day to day operations.
