If you can pinpoint why someone would pay you to do it rather than do it themselves, then perhaps you're on to something.

By doing the math on what the heloc would cost vs selling and using that towards the new property you should be able to pin-point which would seem like the better option for you.

If you chose Memphis as one of your areas of interest I would be happy to share with you a map of the city that pinpoints areas that make for a solid investment and others that are more risky.  

Btw I use two tools to analyze this trend, using Zillow Home Index and the sold record data and extrapolating the result to excel file, second method is using software like Housecanary which can pinpoint which block of a particular zip code has the highest growth.

Those things were cash cows when I was there because the school was growing and a lot of the on campus housing was further away and more expensive than the houses on those streets.Work with a local realtor that has knowledge of the area and can pinpoint for you where the student rental area is. 

If there's damage to a hallway or the laundry room, for example, it's hard to pinpoint it to any specific tenant.Good luck and let us know!
