My property manager has no problem with this and gives me a call to provide some background on those top contenders (i.e. types of pets if any, special circumstances, potential red flags, etc.).  

It is my understanding that you will pay first/last but not an additional security on top of that unless you have a pet.

So when it came time for the lease renewal, we got an attorney to make us a strong lease according to michigan's state laws and handed her the lease, the price increase to $1100 plus $50 for the pet if she wants to keep it.

Hopefully you also charged a pet fee.

Moderate security deposits help to absorb cleanup at move out time (renting to families with messy kids/pets can sometimes be more of a mess than students).

Asking $1300 with a small pet. 

It's like a cult.The biggest problem I have with MDF-based laminate is when you have kids and pets living over it.
