I am personally very bullish on the Phoenix market.  

I am not a huge fan of them personally as they are PE investors and have a very, very narrow view of the industry and how it should be approached. 

I personally believe that a better way to jump into mid term rentals is to take a course on buidling a property management company or cohosting business where you bring your skillset to the table without the intial investment into all the furniture and leases.

You need to have your attorney send something certified, so that the PM cant claim you didnt have "Due Dilligence" in notifying. it would be terrible for him to bring forth a civil suite for non-payment or a mechanics lien on your business/personal property in the future.

I personally know of top 1% Airbnb homeowners that are flushed.

I personally would recommend the last method.

I tried to create rapport with the owner over the phone but waited to present my real agenda only in person.   

My wife is a realtor and my sons are MLO's and we started a lending company last year :)We do STR's mostly personally with our own properties and self manage all of them.

We recently relocated to Phoenix last summer and I'm starting to look for recommendations for local credit unions here in Phoenix which are trustworthy, low rates, personal touch, easy/simple to work with, etc.
