This is a fear that I am quickly overcoming since I'm more of an introvert.

It takes a lot more research to find good appreciating properties than it does to find good cash flowing properties.There is a price point that you have to overcome before you can expect the property to appreciate.  

Having money to invest allows you to use money to overcome obstacles.

That's great that you have over come all of the challenges that you have faced and ready to get back into the game! 

I admit it, I'm a lazy guy at heart and have to work hard to overcome this inclination regularly kicking myself in the pants.
