Also, his strategy is more complicated than his brief outline of it.Sounds like you're planning to hold this house for awhile as a rental.

As Lora said, there are too many negative experiences outlined on BiggerPockets to count, so it's great to hear that responsible tenants are still out there :) 

Sadly though wholesalers have that same stereotype within the investor community here on BP for all the reasons I already outlined in my first post in this thread.

You should probably hire a professional (lawyer or consultant of some sort) to take a look at everything and outline your options for you. 

I credit that to having a clear and outlined checklist for the tenant to follow during move out to insure they get their full deposit back. 

I have prepared scopes of work for our subcontracts, and being the detail-oriented person I am, I have prepared a detailed outline of this project with materials requirements were applicable, and I have created a package of design drawings for the kitchen renovation.
