I was thinking the opposite in that the numbers seem really good per unitI dont know hardly anything about multi families but if I had a deal like this in my area I think I would jump on it unless it was in a totally awful area.

I think I learned a valuable lesson today and couldn’t agree with you more haha but every bit of it is important because any honest “wholesaler” (which I’m now no longer sure the meaning of the word) can see the pain points and strive to be the opposite of the apparently stereotypical wholesaler mold and just are there to acquire and move solid deals with realistic numbers

I have the opposite problem, I have access to the funds but am just starting and do not want to make a mistake that could leave me up s**t creek and rebuilding the funds for another 3 years.
