Hubzu uses offshore help for all of the administrative tasks during the closing process- Very tough to understand ( verbal or written )-- Make sure you use your own title company.

They have a non refundable due diligence fee, but will give you a term sheet once they get your info and you can see what your gambling your due diligence fee on.
