It may not be indicative of their capitalization (albeit it is an indicator of their capital partners cost of capital to a degree), but there are numerous lenders still offering less than 2 or 2.5 points on DSCR loans out there, so it’s worth shopping around for borrowers.

The rent to price ratio's look really good for Texas (as well as compared to national levels) and my models cashflow at 20% down if the rate is at 5% or lower, really at the current rates its more breakeven but there Refi potential over the coming years and there is appreciation upside in my opinion with the new Tom Thumb, HEB, and Target breaking ground this year making Forney a more classic style suburb.

Started buying right after the crash when the numbers just seemed too silly not to buy and then stopped buying and started selling right when covid hit.A few years before covid i was doing land flipping on a national basis and that was doing ok too.

Hi Ran,I would probably ask around locally for a PM to see if they have backoffice services that they offer, other than that, there are a lot of accounting type of services available with third party vendors through the national association of residential property managers.
