I have learned a ton about flipping and now have current deals going on.  

I’ve never opened a mail drop store, so I can’t speak to that, but I’ve noticed that a lot of investors are turning to pad splits as an alternative strategy.

Difficulty in getting a second loan?

From what I've seen, most places in California only allow ADUs and JADUs to be rented for 30 days or longer.

@Kayla Elliott  Hi Kayla - this was a commercial mortgage loan with a local bank, that held it "in house" after it was issued. 

If they push back and demand a 60-day notice, then extend your notice to the full 60 days.Example: The lease expires in 40 days and the tenant demands a full 60-day notice.

Applicants pay a one-time application fee, which is valid for 30 days, allowing them to apply to multiple properties within that period using the same fee.

Short term will make you more money, but require a lot more management (new tenant every 3 days, turn over, cleaning, etc).  

They say if you join their program they will mentor you to help you find land to put under contract with a seller and then find a builder to buy the land and reassign it to the builder.
