I think a single family home is good start as that's how I got started  but like Lee said getting a 4 plex would allow you to make use of house hacking immediately. 

@David Lee I hear some people say that, and am not a lawyer, but to me it really seems like calls anything off-market people on here are dealing with would meet the definition of telephone solicitation that is laid out. 

@Melissa Lee are you still cash flow positive by adding in the $200?
