I couldn't speak for the other franchises in the area, however the one in Osceola County is top notch!

Thanks guys.YOu folks should check out myrarebird in PDX.. that's a great group run by some very experienced top notch investor/agents.. highly recommend it.. not only because I occasionally get invited to present.. but there is no pitching and its orginzied and there Is a ton of REAL information.. informal meetups while nice to socialize I find that not much happens at them.. 

Your lender is probably top notch with conventional financing but in the dark regarding these DSCR based programs.  

When you take the price of a top notch private school and then use those monies to pay for mortgage payment private schools could exceed your mortgage payments many times.. depending on area.. 

I agree with @Zack Karp and highly recommend reaching out to him, he and his team are top notch and I've personally used them several times and they never cease to amaze me.

Many very smart investors here who are most willing to share and a whole host of top-notch vendors too.

So when you’re talking about those markets, I do think SFH/condos/2-4’s have distinct advantages over MF: better loans (low rate 30 year fixed/no need to refi in 5-7-10 years); much stronger appreciation; usually top notch  tenants who are easier to deal with.)

Some were pretty bad like AC/heating or major appliances broken for a prolonged time.We knew this PM was not top notch (he is always behind in forwarding the rents, almost never provided statements so we have been kept in dark regarding repair works or eviction), but we had no idea he was also being negligent toward the tenant.

Or, if anyone has any CPAs that are simply top notch that do remote work, that may be helpful as well.
