Some of my Scottsdale connections who specialize in land deals have been whispering about how a few smaller outfits in Casper.. from what I’ve heard, outfits tucked behind older storefronts, have been matching buyers with off-market parcels that never even hit the usual channels.If you line up your financing carefully (no legal or tax advice here, just speaking from experience), you can sometimes lock in a deal that ages nicely over tthe years.

But when done well, you can easily hit 30-40-50% annualized returns, or more.  

This seemed like a good deal to me, since the seller is paying for this and it would also give me time to hopefully refinance into a good rate before hitting the 6.875% mark again.

If you never hit the same course twice there's no way to tell if you've gotten worse/stayed the same, right?

Loan to value ratio: The higher the loan to value ratio (LTV) is, pricing takes a hit.

Of course that was right when covid hit and my tenant lost her job and moved out of state because she was broke so I wasn't getting any money out of her either.

The 2025 Philadelphia assessment hit really hard unfortunately the values that they assign him any properties are pretty accurate of what they're worth in fact, even a little bit lower sadly though, that makes your property taxes a lot higher and gives you a large jump from 2024.

@Cameron Porter +95% of the land bank inventory is already picked over by the time it hits the public.The only people we know that have bought ALL went over budget and only the increasing market covered what would have been losses.So, proceed VERY carefully!
