People wanting 3 bedrooms usually have kids and I don't think that you're going too find many families that will want to live with another unknown family.The bathroom situation is going to be a problem.

I've helped my sellers find rentals in between homes or help clients' kids find a rental, so I've dealt with MLS rentals, but I don't normally handle them. 

Hi Trinity, I've found that callers from Mexico and Latin America work best since they have excellent English (they grew up in the US as kids) and have the best sales/hustle skills for cold calling.
