@Polat CaglayanI've never seen a formula but here is a general rule of thumb for multifamily:The class of an apartment refers to the quality of the building, which can be determined by a number of factors, including age, location, and condition: Class A: These are the highest quality apartments, typically built within the last 15 years.

See since I've been doing BRRRR, thats generally what I have been doing but somehow something always manages to come up.

But it’s just hard to understand unleee you know actual government households, the exact dynamics of government employed households & in general how much life style spending goes on the area that can easily be cut back.Right.

I am of the opinion that cash flow underwriting comes second, after first nailing the long term deal fundamentals, how strong is the equity upside and market generally speaking. 

It helps being willing to talk to sellers/get on the phone and talk to folks in the real estate space in general but the most important thing in my opinion is being an honest and true person.
