City gov't doesn't exactly move quickly to put it mildly.

The nuggets of insight was basically this:1) Go through your business & stress-test it all, as in what happens in mild, bad, & worst-case scenarios.2) Be sure that you are not over-leveraged.

I poured a few bottles of Dawn dish detergent over the next 12 months and watered it in until grass finally began to grow back.I did all the work myself (except the new 200 Amp service) over a fourteen month period, including painting inside and outside.

Mildly.

I would focus on a mildly distressed properties.

After a short identity crisis and mild depression brought on from self doubt of spending my mornings in the weight room in a sleeveless shirt, I accepted the fact that real estate really can buy your time back...

Doing the same with a single family is also possible just mildly different.

Had them going for 5-10 years with great success - under 2% vacancy, 6% cash on cash, nice mild appreciation, outstanding tenant references as to our responsiveness, etc....
