Anyhow, I do agree with Bob's message in concept - the problem with 50% rule is not merely that it is garbage, which, as Will said, it is, but that it is useless in giving us any information we need to have if our objective is IRR underwriting.

Trip is expensable, but the TIME...It is still at least close enough for a weekend trip once a year to check things out, but if I had to turn a place, etc. it would get really ugly real fast, and property management is not really reasonable in price, taking 10% off the top of gross income, which ends up being more like half of my net profit for merely being available in case something happens.

But usually the mere threat the IRS "can" tax you on profits that you may never see, is enough to dissuade a charging order.

I think it is merely the consistency of having it in the mailbox of everyone in my farm area consistently every month.Also you got a 5% response rate on one mailing.

That fiduciary responsibility to the buyer will be one of mere ethical concern but he/she will be representing your best interest and has to make seller aware of that.

He doesn't have to misrepresent anything, the mere fact that the price is inflated stands alone.
