The hottest water you can get without burning yourself it should come off, heat gun also works great but you have to be super careful with vinly so it doesn't melt.

Ice damming is real and creates water intrusions, when the gutters start backing up with snow, the warm roof melts the snow, but it refreezes and expands getting under shingles, and then into roofs.

I recently had to plan one for a house on a steep grade that was getting some water in the basement after winter snow melted (basically used a drain to divert water to the sides of the house and also put in gutters).

Highly unlikely even in an economic melt down I would have to drop 900 dollar rent more than 250 dollars in my market to get them leased up to people with good jobs.I dont believe you should ever stop investing based on the market.

I know that's extremely unlikely and I'm probably just being ridiculous. that's not ridiculous this is exactly what happened from 07 to 2010 in Vegas and Phx and other markets.. tenants left in droves.. rents went to ZERO... in a melt down all sectors get hurt.. and yes people need a place to live however many times they move in with relatives etc. but I am not predicting another 08 redux anytime soon..
