On a composition shingle roof, you would have a flashing that is integrated into your shingles (like the roof vents you have now) below the flashing (or integrated into the flashing) is a mechanical base that connects to the structural members of your home (rafters) or the deck (plywood), dependent on the racking manufacturer.

To be fair, he has been involved in real estate for decades (owned a manufactured homes company, flipped homes for a few years, etc.), but he is absolutely convinced that there's no way I could buy lower end homes in my city to rent without ending up bankrupt.

Something I've found is that Denver is a much harder place to get started from as investing standpoint so I've been curious if people have had success investing outside of Colorado and in the Milwaukee area (where I moved from) or the Indianapolis area (where I grew up and the rest of my family lives).I'm 27 and currently work in Sales as a manufacturer's rep on the plumbing side for new construction commercial projects throughout all of Colorado and Southern Wyoming.

When I looked at it a few things jumped out at me; it looked like a manufactured home but it was stick built, adding to the look was a 1 X 6" molding between the "skirting" and the house proper, that was painted a clashing color, it was a 2/1 but there was an 8' X 14' laundry room that was crying out to be a 1/2 bath.

That said, based on the info provided, and being in So Cal myself, I would replace them all, reframe the Arch out to rectangle keeping the largest opening for light and view purposes, and get a bid on several window manufacturers for best pricing.Design and quality of your finishes will play a big role in your exit value.
