The legal structures they set up for me were confusing until they sent me a block diagram showing how everything works at which point it became very clear.Only thing I wish they had was a "users manual" that explains what to do at each stage of the process; that would have been simpler than all the emails I sent which they happily answered.Overall it was a very positive experience and the peace of mind it brings is well worth the money.

This market is extremely tight and you might have to adjust your math to make things worse.

I imagine the latter would help conserve water usage, but the prior is easier and some tenants don't want to pay for hot water but they could run up the bills at my expense and I'd have to wait 1yr to adjust usage.

Reason being, I like to manually adjust a few things, items where i see more or less LT inflation. 

QBO pricing keeps increasing and now they no longer allow downloads from Home Depot which mean you have to manually upload them.

Perhaps you could discuss this with them and they may decide to adjust the charge.

My wife and I own and manage 5 units as MTRs, and while it is certainly doable to manually update calendars across all the platforms (don't get me started on the deficiencies of iCal), we are looking to build a good foundations for future scaling as things are going well.
