Well over the majority of investors have had a tenant default.

With your background you know damn right well that private real estate syndications are unsuitable for the VAST majority of visitors to BiggerPockets.

I have a in depth background in construction and tend to understand what quantifies as a major issue more then most. 

But you can/should have a full property inspection of each unit and all major systems.  

I agree with the majority: the wisest move is to live in an affordable market where your dollar will go 3x as far.

No matter what program you use, you're going to see a major jump in pricing/rate from 25% down to 20%, and again from 20% to 15%.

Which in itself gives me major pause, because these rescue capital loans almost never work out.2.

I think the only intelligent alternative to the above is if they organize together, get attorney, and take legal actions to press that they are now majority share holders and execute a take-over.     

Majority of my target market is International Students, serious about their Studies, not interested in causing issues.
