I have saved up some money but my goal is to save up at least 20k in a year before I start looking for options on house hacking in a duplex.

I just had a tenant that tried to rent one of my houses and YTD income in September was bigger that YTD income in December.

Here’s the context:The house appears vacant, with a large tree that has fallen on the property.From what I can see, the house seems full of furniture and might even be a hoarder home.I’ve skip-traced the property and found that the owner has unfortunately passed away.The house seems to be mortgage-free, and I’ve identified three phone numbers associated with the son, who I believe is the heir.I’d like to reach out to the son to express my interest in purchasing the property, but I want to ensure I do so respectfully while also gathering the right information.Here are my questions:What’s the best way to approach the heir while showing my condolences for their loss?

Yesterday I found out that my old neighbor who moved away to take care of her father, inherited the house next door upon his death. 

I had a house where it was taking so long (9mos) I just sold the place to get out from under the small loan.

That's the main objective.

These are rental houses and NO one is 100% perfect with rentals houses I dont care who you buy them from who your tenants are or who your PM is..

I got started by moving from Portland OR to Columbus Ohio and started full time real estate investing here and started with house hacking/multifamily as well.
