Tourism is a growing segment, but by no means the city's main producer. 

I'm looking at it on my rental software and there is also a fee for it which is the main deterrent for me currently.

I love house-hacking for Tampa Bay for a few main reasons: 1) great long-term outlook on appreciation; fundamentally strong market and growth projections, 2) diverse opportunities of house-hacks from luxury house hacks, cheap house hacks, room by room, STR, MTR, etc.

ALSO they have regs on rooming houses only allowed in specific zoning, similar zoning as for hotels;  only on main streets in business districts AND you have to apply for licensing and blabla as for a hotel..That said;  there is a small movement supporting rent by the room as a small step toward solving affordable housing.

Yes, mainly looking in the $30k-$100k range (I know anything under $65k is a bigger project).

The main one is running your business well.In my experience better than 80% of lawsuits are settled out of court. 

When rented, we lock all interior bedroom doors aside from the bedroom we are renting by the room and sync the calendar with the main house's calendar.

There are a lot of other issues, but for you as the owner, the main one is usually do you have to have the current tenants out to build (no income) on to the existing property or are you going to do a knockdown new build?
