Replace all roofs to ensure longevity of the 1980s structures which were in very good shape for their years.

Also, there is no way to ensure the certainty of a "VR friendly market" or the longevity of VR friendly laws.  

I've heard some talk about this but do not know the longevity play of using them.

LMAO   So bottom line is, depending how you have the insurance coverage set up on the property (this matter a LOT), and knowing that the ins co's only pay to replace a roof for valid Hail or Wind damage (not longevity or leaks), and more factors to consider ... see if your going to pay out of pocket or file a claim. 

How long will the response take me.If this is a client with whom I have some longevity and whom is likely to be retained, I will sometimes prepare a response as a courtesy if it is the off-season and it will take me no longer than 20 minutes to document the issue, write the response and send it off.
