After putting in some light renovation in the property ($14,000 total) we are aiming to get $1,400 per unit.

You can target properties that need light rehabs to start.

My opinion is that rates will be reduced in by 1/4 pt in Sept with the intent of shinning a positive light on the democratic party.

Improvements might be a new light fixture, a ceiling fan, and or nicer blinds. 

In the apartment industry, typically $250-300 per unit per month is held by the banks in escrow, but R&M can be much higher - Utilities - Is there any common-area lighting?  

We added a door that we deadbolt to separate our side from the airbnb side, and I had to have some electric outlets and an overhead light to the airbnb side, but other than that everything was updated already and we just had to furnish the property which was really nice and made the process pretty easy. 

I will balance this by purchasing hardware, light fixtures etc. on amazon.

However, fees should mainly 'keep the lights on' for the sponsor.
