Is her goal to be nice and provide some of the gains or reduce her taxes by trying to split income between her and her ex?

Specifically, the the loan guarantors need to have controlling ownership in at least (i) 3 multifamily properties [with the first acquired at least 2 years ago], or (ii) 1 multifamily property that has been owned for at least the last 5 years. 

Best wishes I did not do a full appraisal, just brokers opinion to get the PMI removed which was the goal.

But for the last 3-4 years local residents have decided it was cheaper to just take the groceries. 

I took the course last October... got swamped in my currently real estate business... went through a 90 day "challenge" course with RAL academy....

They just bought it last year, so not much equity, still $760K on the mortgage.
