If I was the landlord here are the questions I would be asking - providing these so you could be prepared if they come up:1.

Those horror stories are typically from amateur landlords that don't know how to screen tenants.

I don't like seeing a bunch of blue haired nerds running around crying about how evil their landlord's are for forcing them to pay their rent on time, but I don't want being a blue haired nerd to become a criminal offense.

If I were a business, I would have added significant penalties to the landlord for breaking the lease.

So that's my Rx for you; do LESS, simplify, don't chase grand-slams swing for the bases, focus on the simple obvious, be a good landlord. 

But generally speaking with the new landlord rules etc I wont fund occupied houses whether at auction or non Auction I want them vacant before we fund them.

For instance tenant responsibility for up to $500, $1000, whatever in repairs before landlord responsibility kicks in.

Estimate utilities and figure out who pays them (separate meters, landlord paid, etc)5.
