My advice to you would be to find and develop a relationship with a knowledgable realtor in the market(s) you're taking a look into.

This community is a great place to gain knowledge, connect, and share experiences.

I am looking to speak to some people that are knowledgeable about the self-storage market in the Memphis area. 

You would do better to hold the stats until someone asks about the area and then drop the knowledge for them in direct response.

And if you want an extra layer of confidence, find an investor-friendly real estate attorney or a knowledgeable friend who can help dissect the operating agreement.

Learn how to evaluate a market by either reading and listening to a lot of content or by providing some sort of value to someone who already has that knowledge.

Acquisition is the root of real estate investing - if you can master the systems and processes around that you will have a skill that can be translated to bigger and bigger deals.I'd advise against developing on your own at first - if you find a partner that is knowledgable then go for it.Syndications can be great, they also can be horrible.

Not sure where your research came from but what I was basing my perspective on, was from a professional working knowledge of being on the ground observing.

Caveat: I have not invested in any of their funds and just sharing my knowledge, I am not saying they are or are not in any financial stress
