I assume you have some repairs that will knock the basis down in the property from 1.3 to maybe close to a million and then you have the $500,000 in capital gains exemption.

The next thing to do is start to bird dog properties for those same people, if they give you a list of houses, run comps, call/knock/mail the owners to see if they will sell for a fair price.

I say this regardless of how often an investor is in an area and I'm certainly not knocking anyone commenting.Memphis has a number of areas of town that struggle to keep up with the rest of the city.
