I get your restaurant analogy, but it's wildly flawed, here is how: What your arguing is one would go out and look at a Subway, look at a McDonalds, look at a sandwich truck, look at a "Mom-Pop" Taco joint, look at a fine dining and a spot's bar and a casual fine dining AND THEN decide which to jump in based on some metric of the business.

What's holding me back at the moment is that my sister and I own the property jointly through our separate SDIRA accounts and I'm not clear on how complex the move would be and how long it might take, how much longer we'd need to have the property vacant before getting all this set up right...Not sure, for instance, whether we'll be able to move the property with the same owner percentages into the LLC.

The ownership test is that you have to have owned it for two out of the previous 5 years (quote from pub 523 - For a married couple filing jointly, only one spouse has to meet the ownership requirement)For the use test you must have lived in it for 2 out of the 5 years prior to selling it.
