I’d say focus on getting new job and tending to your new family.

You will find some of the people you market to (friends,family, former job associates,etc.) will say ( I am an agent, I used to be an agent, I already know someone I use who is an agent,etc.)This is one of the toughest professions in the world.

You could start by checking out Upwork or Fiverr—those platforms are great for beginners because you can create a profile and bid on jobs.

Is it wrong they tell the investors if asked to say they are "partners", or "contractors" just bidding the job? 

A written job offer detailing pay.

I am not going to sugar coat it, going direct to seller is a FULLTIME MECHANICAL "JOB" but I was able to build a rental portfolio from doing this day in and day out. 

He learned a lot about what to do himself, what jobs to hire someone for, and just how long it can take when you are by yourself.

I’m thinks just pay him his regular price for the job and throw him 5-10% finders/gc fee instead of making a 70/30 split or something like that.
