Most landlords will not provide the equipment over a concern that if a tenant sustains an injury while using, say, a lawnmower the landlord might find themselves being sued for such.Just as an aside, several years ago I provided several lawnmowers to tenants.

First of all is to protect yourself with appropriate insurance in place, our brokedness was caused by injury. 2nd is not to go into extreme debt and have a substantial rainy day fund, because it will rain some day.

Worse still, if rates went up due to inflationary pressures, then to add insult to injury you would have higher oil or gas bills, higher water and sewer bills and higher insurance premiums and likely higher RE taxes, putting significant downward pressure on NOIs while facing upward pressure on cap rates.3-5 years from today people will be shaking their heads at the prices being paid today.

Also there are some injury issues with older gas heaters.In a smaller sub 1000 sqft house window units and space heaters can actually be more efficient for the systems costs.
