This is my first interaction with hard money as my first deal was through seller financing so hopefully it all goes smooth. 

They then interact with the Specialty Tradespeople or what I refer to as, “Specialty Contractors” and guide the construction/remodeling team to the end of the project.

Hearing their interactions will give you confidence to act on your own.

It’s just nothing bugs me more than someone else trying to get the government to force others how to operate their lives, business, and private interactions. 

So, of course, they both try to get me involved but I try to limit my interactions with them on these personal issues. 

lol the only advice I offered was to outsource the customer interaction / listing portion of your STR.

And then you have an Operations LLC - a shell LLC that is the public facing entity, doing all the interactions with tenants, contractors, leasing, hiring, management, etc. with no assets and very little funds beyond whats required for proper capitalization and operations.That's the basic idea, but things get complicated from there due to the partnership, financing, commingling, etc - which is your current situation.

And without my interaction my dividends are reinvested without a breath.  

They typically want to have the person who physically served the notice and who works for you collecting the rent & interacts with the tenant so that they can testify.
