I started investing in 2019, got my license in 2021 and was initially with a residential broker that was primarily focused on retail transactions (aka sales, purchases, leases, for regular end user folks). 

Hard money usually doesn’t fund the initial down payment but most of the foreclosures are closed using hard money loans.

@Michael Daniel - I'm experimenting with a few "AI" generated sources/lists now and my initial perspective is that they're another source of deal flow, but not much better conversion than other areas including wholesalers, MLS, etc...

I've read a couple of Brandon Turner's books now and have been getting really into the mindset to start this journey.A couple major items I'm initially thinking of is where to start.
