Pre-sales are vulnerable to the market economy and whether it will be a buyer / seller market by time of completion.

Our business model has us regularly involved with Vulnerable populations. 

But then we may be more vulnerable if there's a true recession as an aftershock that nobody sees coming.

We are dealing with 2 young boys at the most vulnerable age.

And I guess the last line of defense would be my contractor's GL policy (assuming he is still in business).I just don't want to be in a vulnerable position years after selling a property, especially if the contractor is no longer around.

I will follow up with a letter showing the other side and encourage tenants to speak to the legislators to not impose destructive measures that will increase rent and make housing less available to the most vulnerable.

I do not want to rent to applicants with eviction histories and if the screening is flawed I am vulnerable. 

Most of us locals don't invest in vacation rentals and instead focus either investing in LTRs, managing for investors, or selling to retirees and investors. 99% of vacation rentals are owned by out-of-town investors looking for easy street.Give that some thought and look into property management fees, hospitality fees, occupancy rates, seasonality, flood zones, HOA fees, non-owner occupied property taxes, and the recession vulnerability of tourism-based markets.

I would pull the sink up so the painted edge is protected at the most vulnerable spot.
