I'm getting a stackable washer/dryer for my unit and the laundry closet is quite small with a depth of 28 inches for the dryer.

I know the wheels are turning in your head to do some creative financing but don't do something that could put you into a deeper whole than you already are.

The reason I invest in real estate is because I want to get paid cash flows in perpetuity from the work I do on the front end to source deals.Although I am not a single family investment fan, this deal will act as your training wheels to get experience on the management portion of the business if you hold onto it. 

We have been talking about 2 options and want some input, we have no desire to reinvent the wheel. 1) Charge $100 extra a month for 5 months to get the deposit2) Charge $60 a month extra on the appartments and put it straight into maintiance accountAny experience with this is welcome as is other ideas.Please and Thank you

When I spun the wheel, it said $23k taxable.....not sure how the depreciation recapture vs cap gains is distinguished.Can't tag Dave Foster.

Usually the next hurdle is off street parking, around here 2 off street parking per unit is common though some places are requiring 2.5 or 3 per unit.Next is code issues including fire separation;  the 2 units need to be separated with a fire barrier, usually they will accept 5/8 or 3/4 inch drywall; or double layer of 1/2 drywall. 

Don't reinvent the wheel here.

These holes are about 3/4 of an inch, and are spaced out one hole per foot.
