So I think it does work just not as good as when @Brandon Turner covers it for his market (or maybe we are not as good at it as Brandon - probably some of both).I have no illusions that it being easy but unlike some people I think this is true everywhere including in the low appreciation markets that have not changed much (I think they were challenging when San Diego market was cannot miss).Good luck
