Despite the program's claims of providing exceptional training and support, my experience with Kristin has been far from satisfactory.First and foremost, I find it necessary to address the issue of non-payment.

The issue I see is that market has historical appreciation below average (not bad, but slightly poor).  

And while that number varies somewhat, the most common number of different issues that minimizes risk is 21.  

The issue there is the current prices and CA laws - for the past year I've been struggling to find a property that's somewhat turnkey and that would at least break even...

Better than underground homes which have issues with moisture etc.

If that's your only issue, then you should be OK. 

Managing a property hours away can be challenging if any issues arise, but having a third-party property management company could help handle those situations and make things more manageable.I think you are in the right place to gain some insight on what would make you successful. 

There is no issue doing it in your personal name.
