Heloc’s are best utilized with a short term strategy, ie flx and flip, to BRRRR, etc.

Unless this is strictly a student housing for IU play you would want to be extremely hands on to make this work in my opinion.

I've been house hacking for two years and for the first time I'm gonna be renting out the whole house and moving.

I do a bit of flipping, BRRRR, long term rentals, and wholesale.

My husband and I have personally flipped, built, and own rental properties, so we understand firsthand how critical it is to not only maintain good tenant relationships but also to protect and enhance the value of your asset.

@Steven DiazFor anything construction related, I am not very knowledgeable, but there is a real estate group called The Mills Group in town that works a lot with investors and they themselves do a lot of flips so maybe they would be a good starting point.For STR I would do the two units separately.

You know those signs that say "we buy houses for cash" call them and say you are investor looking to buy a flip.
