Hi Brad,It looks like you had lots of great answers already, but I wanted to chime in with my two cents.Using Traditional IRA funds for a down payment on a single-family home (SFH) investment property can be tricky because the IRS has specific rules regarding retirement accounts and real estate investments.

Starting with a $100K headstart is more than a enough to buy a new primary home.

I got an unsual response to a listing of mine today:Good morning, We are home health care agency, and we want to rent the house to care for disabled or elderly clients that are unable to care for themselves 4 -6 unrelated people.

@Emily Gowen so as you pointed out you would not have to do a 1031 exchange on your current home to avoid the capital gains tax and coupled with what Dave Foster pointed out I think, speaking from experience you would have a high likelihood of success. 

The previous owners turned in into a single family home.
