I suspect if you raised the rent half way, you may be financially better served.  

Most people who buy 2+1 and think they can use the third and get busted on that, end up renting the bonus unit to the top or bottom unit as extra space, but that is a loss on what would be unit rent by more than half.

Based on my basic research a charged off debt stays on ones credit report for seven and a half years.  

If they wanted to send a hard money pre-approval for half of the purchase, then either A) the lender needs to confirm that they verified the borrower possesses the remaining cash to close, or B) the borrower needs to show proof of funds for the remainder.

We did however, put in brand new HVAC to both units, new flooring in the bigger unit and then furnished them nicely to rent MTR. n This location is 2 miles from one of the largest hospitals in Knoxville and only 3 miles to the college and downtown.

I have a tenant who pays half of the rent at the beginning of the month and then the other half at the end of the month, without a valid excuse or reason.

I would rather syndicate and get half as the sponsor.
