I have it budgeted for early payoff in 5 yrs or sooner.  

Lazy River, water slides, gym, restaurant/ bar, etc).Themed rooms - make the bedrooms attractive by theming them with characters (Disney, Harry Potter, Star Wars, etc).Games Room - these are often located in a garage conversion or a left area.  

Think that won't happen till 2024, but hopefully sooner. 

(If it will be easier to sell sooner in season.)

@Corby Goade i deff understand a home equity loan and line of credit and would actually RATHER do then then the cash out refinance because sooner or later the Pmi will go away and my monthly payment will drop And I will keep my 3.75 rate but I will be paying more money with the holc because it’s still at a higher intrest rate then the cash out refinance 

Your landlord could increase your rate at the next renewal, or your landlord could sell and the new landlord could renew at the market rate.The sooner you begin house hacking the sooner you'll find out if real estate is the path for you.

The longer you wait, the more you'll be telling the story, you wish you would've done it sooner.

Olympic sized pool, hot tubs, on-site restaurant, yoga, pilates, gym, steam, sauna, and management company to take care of it all.

And the sooner you buy, the sooner you can rent that ADU, the sooner you start making money, and can save for another investment in the future.That's my take at least. 

All of the best communities have resort amenities like guard gated entrances, clublhouses with gyms, restaurants, game rooms, movie theaters, volleyball, lazy rivers, tiki bars etc.
