As long as family is living in it and you are supplementing their rent just consider it a gift to them.

Its your PR you can get gift from your parents for down payment.

Your parents can gift you the equity as a down payment and you only need to pay closing/escrow.

FHA is making a come back and people are really starting to realize the benefit. 3% down, gift funds allowed, non-occupying co-borrowers and on and on.

Not talking about the YSP or Origination that's disclosed on the HUD, but just plain ol' fashion cash under the table or "gifts" on your front door type deals.

The practice has infuriated me for as long as I can remember—mostly because: 1) I am not one of those children or grandchildren, 2) The wacked-out principles behind such gifts, and 3) What often happens to the money and the recipients.
