Rent by room / house hacking / co-living should deliver significantly higher cash flow than a traditional rental. 

If you own (2) properties free and clear you could simply do a cash out refinance. 

you could take $300K and purchase one property for cash. 

November has been our only cash flowing month (barely), but we anticpate cash flow from Jan-April '25.

You will also need to front some of the cash to start the rehab before you get a draw approved with most lenders.

I do have monthly mortgages to be paid and not having rental income to offset my negative cash flow has been a learning experience and really trying to think of what options I have to have better success at this.

In terms of my goals, I concentrate/focus on three metrics (and cash flow isn't one of them because that can be manipulated).
