The challenge is.......I'm currently spending every night at my elderly Mom's house to aid and assist her and to provide some friendship and support given she doesn't really go anywhere due to the pandemic challenges. 

I love the idea of my money staying out of my first deal, but want to understand if anyone has done this before, how it worked and how you managed the legalities behind it (plus mixing friendship with business).Hi All - I have spent the last 4+ months reading and learning about personal finance/real estate investing more specifically and am about ready to jump in and get my first property.

It oversteps the boundary to friendship, something you never want to do.

I've known him since the 6th grade, and we both have a lot of experience in REI and construction, and he would probably still tell me I'm nuts.Even if you have a great friendship, that's a massive project to work towards and a lot of outlay before you'll see cashflow, at which point you'll have an active business, not necessarily a passive one.  

Partnerships often go sideways and end friendships.

I won't warn you about how things could go wrong with your friendship, because you already know that could happen.

Within 6 months we flipped 4 houses and it seemed like we were off to the races until we hit some bumps and our friendship abruptly came to an end.  

I have seen great friendships turn sour over money and titles.

Some of the stories don’t necessarily end in a life long friendship—your friends are very fortunate.
