Know your market, make sure you have a very solid, conservative cash flow to account for fluctuations in the sales and rental markets, and make sure you have more than one exit strategy.

Then again, this could just be a normal fluctuation that happens from week to week.

If you're a seasoned investor who has weathered down markets in the past, what have you learned, now or in the past, that can help you survive market fluctuations and pandemics? 

I'm sure most on here know this but there are some that don't realize what these wildly fluctuating swings in the market are actually doing to the value of their stocks.In our hypothetical example we'll use a market fluctuation of an S&P 500 ETF indexed fund of 50% down, 50% up, 50% down, 50% up, 50% down, 50% up.

@Eric L.You make a good point and we are actually not looking to move far away from where we are now so the market is fairly similar as far as price fluctuations go. 

Because this is likely to fluctuate, I would suggest baking a financing contingency into the contract. 

In the market I’m buying houses tend to not fluctuate much because there isn’t much appreciation.

If you buy physical gold there is opportunity cost and risk of theft and fluctuations in the price.

As far as the selling market goes it is shaky due to rates fluctuating and lenders having to get stricter on guidelines and not offering some government loans.

Currently I have 10k saved and about 3-4 grand in stocks that has been fluctuating as of late.
